I have had a varied career as a travel agent, teacher, business owner, lecturer in business, just to mention a few.
In about 2000 I started to worry about my future retirement. I had watched my mother, who was pretty savvy with real estate,
increase her equity each time she moved house, eventually owning her home outright. This was a great achievement but she had no cashflow and ended up relying solely on a pension when she retired from work.
I swore I would not let that happen to me, so I decided to start investing in real estate.
I always looked for a combination of cashflow and capital growth in every deal, but cashflow was king for me,
and if I had to choose that would always get preference.
My properties were always at the lower end of the market, and I successfully managed to get good tenants most of the time.
I started in Australia in 2001 and did pretty well - I owned around 20 properties, all with positive cashflow.
I became interested in U.S property investment in about 2009, when I started hearing about the incredible prices houses
were selling for over there. I heard sales pitches from companies who would do it for you, but they seemed so over the top,
so I decided to do it myself. I wanted to have the control over where and what I bought.
Surely it couldn’t be that hard, as I had bought investment property all over Australia in the past and successfully worked
out all the necessary information, and had bought sight unseen, in some instances, and made a lucrative passive income.
So I set out to do that in the U.S. and I can tell you that it was nowhere near as hard as I thought it would be. Actually it was fun!
In 2012, international buyers invested $82.5 billion in U.S. residential real estate. This equates to about 4.8% of total U.S. Sales.
Investors from Canada,China, the U.K and Singapore have been buying up big in the U.S.and the number is growing as this is is
recognised to be a great opportunity.
